TIMELY PAYMENT.
Guest agrees and acknowledges they are responsible for full payment of stay, up front, unless otherwise stated and explicitly agreed to by both parties. In the event that Guest does not remit payment by 11am on the morning of the last day that has been paid for in full, Urby Abode reserves the right to revoke Guest access to the unit until payment is provided.
TAXES
In accordance with New Jersey law, Urby Abode must collect Sales Tax, State Occupancy Fee and Municipal Occupancy Tax for stays of less than 90 consecutive days. A Guest is considered a permanent resident of the State of New Jersey when the period of such occupancy reaches 90 consecutive days. At the time 90-day continuous occupancy has been reached, taxes are no longer imposed and previously collected taxes will be refunded to the Guest by Urby Abode. In such cases, the Guest is still considered a guest and not a tenant and Urby Abode reserves the right to refuse access to the Apartment if payment has not been received in a timely manner.
CANCELLATION POLICY
Guests may cancel 48 hours after booking and incur no penalty. After the initial 48-hour period has passed, but prior to check-In, guests will a receive 50% refund of their entire booking cost.
GROUP RESERVATIONS + 30 NIGHT OR GREATER RESERVATIONS
Group Bookings of up to 3 apartments can be made in a single reservation. For Group Bookings of more than 3apartments please contact abode@urby.com or call us at 973.482.0164 from 10AM-6PM Monday through Friday.
Groups are responsible for payment of 90% of contracted room nights. 50% of contract total is due upon booking in order to reserve the rooms, and the remaining 50% is due on the day of arrival, prior to check-in.
For stays of 30 nights or longer, payment for the first 30 nights is due in order to reserve the unit. Payment for the following months is due on the 23rd of the preceding calendar month. In the event payment is not received by 11am on the morning of the 1st of the month, Urby Abode reserves the right to revoke Guest access to the unit until payment is provided.
USE OF APARTMENT
The Apartment shall be used as a private single-family dwelling and occupied exclusively by the Guest and the other authorized occupants. No part of the Apartment shall be used at anytime during the term of this Agreement by Guest for the purpose of carrying on any business, profession, or trade of any kind, or for any purpose other than as a private single-family dwelling. Guest shall not allow any other person to use or occupy the Apartment without first registering the person with Urby Abode.
Under no circumstance is a Guest permitted to allow the occupancy to exceed two (2) people for a studio or one (1) bedroom unit or four (4) people for a two (2) bedroom unit. Guests shall comply with all laws, ordinances, rules and orders of any and all governmental or quasi-governmental authorities affecting the cleanliness, use, occupancy and preservation of the Apartment.
MAINTENANCE AND REPAIR
Guest will, at its sole expense, keep and maintain the Apartment and the fixtures, furnishings and equipment in good and sanitary condition and repair. All request for repairs should be in writing and send via email to helloharrison@urby.com or Guest may call the Welcome Desk at 862-270-3211. Whenever damage is caused by carelessness, misuse, or neglect on the part of the Guest or the other occupants or visitors, Guest shall be responsible for all reasonable charges for damages to the Apartment, Building and/or Complex (including equipment and/or appliances supplied to the Apartment, which shall be due upon demand.
URBY ABODE ACCESS TO AND INSPECTION OF PREMISES
Guest acknowledges and agrees that Landlord and its employees and agents shall be allowed immediate access to the Premises in emergency situations. If Guest is not present, Host may enter the Premises using its copy of the key.
PETS
There are select pet-friendly apartments available with a one-time, nonrefundable pet fee of $150 per pet, per stay. Tenant shall be entitled to keep two (2) pets in accordance with Urby Abode's Pet Policy. Guest shall be liable for any and all damage and injury caused by the pet, including but not limited to, damage to the Apartment or Building or personal injury to Host, its, employees, agents, representative or contractors or to any other person visiting or residing at the Building whether in common areas or any unit. Guest shall indemnify and hold the Host and its members, officers, employees and agents harmless from and against any loss, cost, claim, judgment, damage or expense, including reasonable attorney’s fees, sustained as a result of the actions of or caused by Guest's pet. Guest is prohibited from maintaining any of the following animals in the Apartment, even temporarily: any dogs considered vicious, including Pitbulls, Rottweilers, Doberman Pinschers, Bull Mastiffs, German Shepherds and any cross-breed dog containing one or more of the above breeds, undomesticated animals and other dangerous or harmful animals or reptiles. Urby Abode encourage individuals using service animals to contact Urby Abode before their stay.
SMOKE FREE APARTMENT
Guest agrees and acknowledges that the Apartment and the common areas of the building have been designated as a smoke-free living environment. Guest shall not smoke anywhere in the Apartment or the Building, and shall not permit Guest’s guests, visitors, invitees, or family members to smoke anywhere in the Apartment or the Building.
